Best 2026 real estate investments

Last week I asked all of you what was the top property type to invest in 2026?  The real estate pros have spoken and as you can see from the chart above, the majority (36%) are going with my favorite light industrial while 15% are advising to sit on the sidelines.  What was the top rationale?

What did real estate pros say  about investing in 2026?

I was not surprised at the top choices of light industrial and multifamily but was a bit surprised that single family scored highly and that suburban office was the least favored investment.  Personally I would have put suburban office towards the top of the list especially smaller newer properties

 

Here were some of the top comments about where you should invest in 2026:

  1. Everyone needs a place to live and always will
  2. We should finally start to see more foreclosures in the apartment market which will help reset pricing for the B and C markets. The past two years, owners were holding onto top of the market pricing expectations from 2021 and 2022. They need a dose of reality.
  3. With flat price increases over the past 3 years and interest rates on the decline and inventory rising, now is a great time to buy or sell. Prices will start to rise later in the year because of all of above so now is the best time to get it
  4. Sit and wait strategy is the best way to find the best quality deals in the year to come. Keep your powder dry as they say. Additionally, I believe you can’t go wrong in warmer red states where retiree’s are headed as well as tax advantage minded individuals. Well managed and innovative they will lead in value.
  5. It feels like we’re on the verge of some major economic reset. Keep your powder dry.
  6. Light industrial offers strong growth potential due to e-commerce demand and supply chain expansion in secondary markets
  7. Light industrial is my favorite property type to ride through any market ups and downs as small industrial is always in high demand

 

Key insights from real estate pros on Investing in 2026

Thank you everyone for your participation and insights in my survey.  The insight in the comments from readers was amazing and I hope everyone gained a good perspective from your fellow readers.    My key takeaway from this survey is that there are going to be huge winners and losers over the next year.  The top property type of the readers is light industrial, followed by single family rental homes.  2026 will be full of economic surprises as noted in many of the comments.  Thanks again and stay tuned for upcoming surveys 😊
